BIG
BEAR RESORT CAMPGROUND REGULATIONS
The lessee(s) has accepted Big Bear Resorts, Inc. rules
and regulations listed below:
ELECTRIC: 30 AMP service with some
50 amp added Fall 2009
PETS: Pets will be allowed on Big Bear
property that is located in the campground. They may not
be walked throughout the resort or into the bathhouse. It
is the Lessee(s) responsibility to inform their guests before
they arrive. Aggressive dogs of ANY breed are not welcome.
If your dog shows behavior that is protective or unfriendly
to strangers, leave it at home. The owner or manager will
ask you to find other camping arrangements, with no refund,
if your dog displays any of these behaviors.
No Pit Bulls or Pit Bull Mixes or Rottweiler or
Rottweiler mixes are allowed.
There is a maximum of 1 dog per site. Any dogs over one
will be charged a fee. All dogs are required to be under
the control and visual observation of their owner at all
times. A 6'(six foot) leash rule is in effect whenever the
animal is outside the owner's camping tent, trailer, vehicle
or motorhome. No dog shall be left tied up and unattended
outside the owner's camping equipment. All pet excrement
will be picked up immediately. The PET WALK area is designated
behind the bathhouse and along the fence line. Allowing
your pet to bark uncontrollably day and night will not be
permitted and you may be asked to leave without a refund.
ALL PETS must have a current Veterinarian Health
Certificate of Vaccination on file with Bear Resort's Inc.
Guests must follow the above rules and pay a visitor's fee
for their pet.
BOATS & TRAILERS: One boat with trailer
is allowed to each campsite. Seadoos/jetskis are considered
one boat/trailer. Boat trailer parking is for use by those
who are renting a daily or weekly slip. If you are renting
a seasonal slip, please take your trailer /home or rent
space in Trailer Parking. Space is getting limited and this
will help all concerned.
WATER: Water is provided for drinking and
for kitchen and bathroom use. Water is not to be sprayed
on roadways. Please use discretion when cleaning campers.
Water is not for car and boat washing.
PROPERTY: No trees or shrubs will be cut
by Lessee(s) or their guests. Damage to resort property
will result in immediate reimbursement to Big Bear and dismissal
of the responsible person(s). There is a $125 charge
for damage to electric or water service caused by the guest.
GUESTS/VISITORS: A guest is someone not
living in the home of the annual campground Lessee(s). A
guest charge of $5.00 per person per day is due and payable
at the resort office or marina. A car pass will be issued.
Anyone caught without a car pass will be violating Big Bear
Resort policies. This policy is in effect 7 days a week.
Guests arriving during the week- days are expected to be
paid for by the Lessee(s) or the arrangements may be made
with the resort office/marina. Children five (5) and under
are free.
Immediate family constitutes family members living in the
home of the Lessee(s). If you are a family of only two(2)
you may add on two(2) more guests to include in your seasonal
lease. Tents: extra tents must be registered at the resort
office/marina
and will pay the primitive rate.
TRANSPORTATION: Motorized vehicles, including
but not limited to, battery and gas powered golf carts,
3 & 4 wheelers, and mopeds, will be driven by licensed
drivers only on the roads of Big Bear Resorts, Inc. We reserve
the right to question anyone we may suspect may not be abiding
by this rule. This is a requirement of our insurance carrier.
Speeds limit is 10 mph in the campground. No vehicles may
be driven on the grass. Violation of this rule will result
in immediate termination of your lease.
GROUNDS:
A.
Please throw all cigarette butts, pop tops, aluminum cans,
glass, etc. in the garbage cans.
B. Report any vandalism or repairs to the resort office/marina
or the resort caretaker.
C. Each seasonal or monthly camper is required to mow a
2 foot clearance strip around and under their equipment
and decks.
D. Non-manmade hazards are a natural when camping, i.e.,tree
roots, etc. Please use caution when around such areas.
E. Clotheslines may be hung, but must be removed when you
are absent from your campsite.
F. Nothing may be drilled, driven, or screwed into trees
or into the ground.
G. Rip rap and native rocks must remain on the shore to
protect the shoreline. This rock is not for fire bowls as
it will explode. Removal of rip rap refers to the rules
regarding property damage and constitutes grounds for immediate
termination of lease.
H. $200 minimum fee to repair damage caused by striking
water sewer or electric service pole.
NOISE: Quiet hours are from 11 p.m. to
7 a.m., Lessee(s) are expected to keep their noise at a
level not to exceed their lot boundary. A $75 fee will be
charged if the owners are required to come down and enforce
the rules.
RESPONSIBILITY: Big Bear Resorts, Inc.
is not responsible for losses due to fire, theft, accident,
or acts of God. Lessee(s) accept responsibility for the
conduct of their guests, children, and visitors.
PUMP OUTS: Pump out fees for holding tanks
are $27.50 on Tuesdays, $58 every other day of the week.
Please notify the office, in advance, when you need service.
WORKER'S COM.: Any worker, vendor, or subcontractor
will provide a copy of their Worker's Compensation and liability
insurance to the Big Bear Resorts, Inc. office. the resort
office/marina can provide you with a list of maintenance
people with their certificates on file. All workers will
report to the Big Bear Resort office/marina before proceeding
to the campground.
DECKS: All decks will be removable. This
has been a standard policy for years and is a requirement
by the Tennessee Valley Authority. No deck supports or other
materials will be dug into the ground. In the event
of flooding, all campers will remove their possessions,
including the decks, to designated high ground. If Big Bear
Resorts, Inc. has to move any equipment, decks or trailers,
there will be a $200.00 minimum fee.
SAFETY: Due to safety regulations, no refrigerators
or freezers will be allowed outside campers. No outside
structures will be built attached to the campers.
FIREWOOD: Firewood is available for sale
at office/marina.
GREY WATER: Grey water flowing onto the
ground is against the law in Kentucky campgrounds. All sewers
must be capped or flow into a holding tank. No drainage
of any type is allowed to run from your trailer onto Big
Bear grounds or into Big Bear Bay on Kentucky Lake. The
Marshall County Health Department does stop by periodically
for inspections of campsites.
FIREWORKS: In the event Big Bear Resorts,
Inc. has a fireworks display, the campground will be evacuated
of all person(s) prior to 1 hour of display. No entry to
the campground will be permissible during the display.
MISCELLANEOUS:
A.
Campsites intended for daily and weekly rentals will not
be blocked by yearly or monthly Lessee(s) vehicles. Yearly
and monthly campers will not infringe on the rights of the
daily and weekly campers.
B. When the yearly Lessee(s) is not using their campsite,
Big Bear Resorts, Inc. reserves the right to rent that site.
C. When a camper is sold, the seller will pay Big Bear Resorts,
Inc. a $1000 fee for conducting business on Big Bear Resort
property. In addition, the remainder of the contract year
is not transferable to the new camper. A new contract and
fee will be implemented and signed BEFORE the camper takes
possession.
